A B O U T T H E H O T E L
We are a boutique hotel nestled in the historic Stirling Square, located at 300 Main Street in the heart of Greenport, NY. The American Beech Hotel reception and boutique can be found at the corner of Bay Avenue and Main Street (Pink Building).
W H A T Y O U N E E D T O K N O W
We do not have an elevator. Because of our special location in Greenport’s historic Stirling Square, we are unable to modify the structure of the historical buildings to include an elevator-but don’t worry! Our hotel has only two floors. There is free street parking all around our hotel. We recommend parking on Bay Avenue, which is just perpendicular to Main Street and has direct access to Stirling Square. While we do not have 24-hour reception, we make sure our guests are taken care of during the entirety of their stay. Our after-hours emergency line is given at check-in, and the needs of our guests are our priority.
American Beech is located right in the heart of Stirling Square, the most popular Square on the North Fork, which means you will be in the middle of the night life area and as a result you can expect noise and loud music, due to external cause we are unable to guarantee 100 percent quiet rooms during the high season and weekends. We have thirteen rooms, two of which are two bedroom apartments. The first five rooms are situated above our American Beech restaurant, and rooms six through eleven are dispersed throughout Stirling Square. One of our King Bedrooms is ground floor accessible and conveniently located next door to our private event room.

Late check out might apply extra fee and must be approved by hotel management.
G U A R A N T E E P O L I C Y
– All reservations must be guaranteed on a major credit card at the time of reserving a room.
– A Deposit equal to 50% of the reservation value is required at the time of booking.
– A $125.00 general deposit will be taken at the time of check in. This deposit is refundable the day of check out less any
charges incurred during your stay.
– A daily resort fee of $30, plus tax, will be added to your nightly rate. This includes a continental breakfast, in-room Nespresso coffee service, complimentary WIFI, beach towel, Frette robe, umbrella, beach parking permit, bike rental, and Rose hour.
N O I S E C O M P L A I N T P O L I C Y
-Please be aware that any noise will result in a warning. Any complaints that come after the warning will subject you to a
$550 noise complaint fine.
S M O K I N G P O L I C Y
American Beech is non-smoking hotels. Smoking inside the facility is subject to a $250 fee.
C A N C E L L A T I O N S
– Cancel by 3 PM EST at least 14 days prior to arrival to avoid forfeiture of your prepaid deposit.
– Cancel by 3 PM at least 48 hours prior to arrival to avoid having full room reservation charged to your credit card.
– For any cancellation made within 48 hours prior to arrival will result in a full 100% charge for room, taxes and fees.
– Early Departure does NOT guarantee a refund of any kind. WE HIGHLY RECOMMEND TRAVEL INSURANCE. We
realize that cancellations are sometimes beyond your control. For this reason we recommend purchasing travel insurance for peace of mind.
– “No show” reservations are subject to 100% non refundable payment of total room charge.

-We are a Dog friendly hotel only. Pets of other types are not allowed.
– Dogs are allowed in designated rooms only, call to 631-477-5939 for arrangements to secure a Pet-Friendly room.
– Pet-Friendly accommodations will not be guaranteed without direct conversation with the property.
– One Dog per room, must be under 50 pounds and good behaved
-Dogs cannot be unattended for any reason inside of the room at any time. Leaving your dog in the room unattended will result in a fine of $150.
– A Non-Refundable $85 Pet Fee will apply to the reservation.

Deposit charges may apply. It is a hotel policy that we authorize deposits for room and tax as well as $125 per stay for incidentals upon check-in.
Pet Fee: $85 per stay, per pet Dogs only. Limit one (1) dog per room. 50 pound weight restrictions apply. All dogs must be on leash while in public areas of the hotel.
Pets are not allowed to be in the rooms unattended at any point during your stay. Pets left unoccupied will subject you to a $150 fine If you come with a pet that we were unaware of and are in a non-pet friendly room, there will be a one time, nonrefundable charge of $250
Late checkout incurs a fee of $150 fee. Check outs after 11 PM are subject to the full rate + tax for the night.
Incremental Damages: Guest will assume charges in case of significant damages above normal wear and tear.
Noise Complaint Policy: Please be aware that any noise complaint will result in a warning. After that warning is given any noise complaints will subject you to a $550 fine.
Travel Insurance: WE HIGHLY RECOMMEND TRAVEL INSURANCE. We realize that cancellations are sometimes beyond your control. For this reason, we recommend purchasing travel insurance for
peace of mind. The Wall Street Journal recommends the following: InsureMyTrip, QuoteWright, SquareMouth
